For an example: the keyword "real estate" has a lot of people searching on it, but it also has a lot of sites already optimized for it. "Commercial real estate" would have fewer people searching on it, and might have room at the top for another site optimized for it. Or, if that does not have room, then "commercial real estate investing" might have room. "Commercial real estate investing in Smallville" might have no one searching on it. So, the principle is simple...your keywords need to be words that people search on, and there has to be room for you to fit in. Making guesses at keywords almost never works.
